Paul James Appraisals, Inc. can provide for you all types of residential real estate appraisal services. From lenders, homebuyers, homesellers, homeowners, relocation, estate or attorneys; if you need a value estimate for your residential property we have an appraisal product to meet those needs.
Lenders comprise a large part of our business and we are 100% committed to provide the best appraisal with the best service and in the shortest amount of time to our lender clients. Our lender clients have come to rely on our quality appraisal reports that meet the guidelines and requirements of their underwriters and investors.
We provide all types of appraisals for lenders. In addition to the traditional full appraisal report we also provide several types of limited appraisal products, Field Reviews and Desk Reviews. All reports are provided using the current industry standard forms with all of the required exhibits.
In addition to our conventional lending appraisals we do HUD-FHA, VA and USDA Rural Development Appraisals.
Most of our appraisals are of single family properties. We also complete appraisal assignments for 2-4 family Income Properties and for residential building sites.
Employee Relocation Council (ERC) appraisal assignments are an important portion of our business. Paul understands that a job relocation is a stressful part of your life. We will do everything to schedule a convenient and timely appointment for our property visit and will encourage the transferee to provide input on their residence and any recent sales or listings they would like to have considered.
The purpose for the relocation appraisal is to accurately estimate the Anticipated Sales Price for the subject property, as opposed to estimating Market Value. A thorough market analysis is required if industry standards for forecasting are to be applied. We will only accept assignments in areas were we have adequate market data resources and experience. We do not go out of San Juan County, NM for our assignments.
All reports are computer generated and can be delivered in a variety of electronic and hard copy methods.
